Search Pledge Agreement
About the Beagle Search Pledge
At Beagle Searches, we understand that not all property transactions go as planned. That’s why we offer the Beagle Search Pledge—a commitment to refund your search expenses, up to £300, if your purchase falls through due to certain unexpected events.
This pledge is provided as a complimentary warranty with eligible
bundles of searches. It is not an insurance policy, and the cost of
the pledge itself is not refundable.
When You’re Covered
We’ll refund your search costs if the purchase doesn’t
proceed for any of the following reasons:
If the Seller Withdraws:
The seller was never legally permitted to sell
you the property.
A significantly higher offer (at least £1,000
more) is accepted by the seller, and you
decide not to match it.
If You Decide to Withdraw:
The property suffers physical damage after
your o er but before contracts are
exchanged, and repairs would cost over
5% of the property’s value.
Your mortgage provider withholds 5%
or more of the loan amount.
The lender’s valuation indicates repair
work exceeding 5% of your offer, or values
the home at less than 90% of the
agreed price.
Our searches reveal information that
substantially lowers the value or suitability
of the property.
You or your co-buyer are forced to
relocate, are made involuntarily redundant,
diagnosed with a terminal illness, or pass away.
When Coverage Does Not Apply

We cannot offer reimbursement if:
You back out for reasons not listed above.
You already knew about issues from a prior
survey or report.
You had reason to believe you'd need to
claim before purchasing the pledge.
Contracts are not exchanged within 12
months of ordering your searches.
You knowingly contribute to the
transaction's failure.
Any details provided to Beagle are false or
misleading.
The property is a mobile home, caravan, or
another temporary structure.
The property market is impacted by a
broad, uncontrollable event.
Redundancy is voluntary, or the individual
affected is self-employed, a partner, or a
company director initiating the redundancy.
How to Make a Claim
Should you need to claim, please contact
your solicitor, who will assist in submitting
the necessary documentation to Beagle
Searches. Approved claims will be processed
within 15 working days of acceptance.
Additional Information
The pledge is valid only for the searches
ordered alongside it.
Maximum reimbursement: £300 per
property transaction.
The Beagle Search Pledge is a warranty,
not a regulated insurance product.
